Médano Beach, Cabo San Lucas, Baja California Sur

Quick Answer: Who Is This Penthouse For?

This suits families and groups of up to eight who want one large space instead of several hotel rooms, and who care about being on a beach they can swim at while still walking to the marina and downtown. It sits inside the Villa La Estancia resort on Médano Beach, so you get pools, spa and restaurants on site while staying in a private residence with three bedrooms, a full kitchen and a private terrace jacuzzi. The resort's all-inclusive food and drink plan can be added if you want dining handled, and it is optional rather than baked in.

    Rarity

1 of only 4 fully panoramic oceanfront villas of 250 at the resort

The residence is a single-level penthouse of more than 3,000 square feet with three bedrooms and four bathrooms, arranged so the open-plan living area, dining space and kitchen open through floor-to-ceiling sliding glass doors onto the terrace. The terrace is L-shaped and wraps the corner of the building, which is why the outlook runs across Médano Beach, the bay and the Sea of Cortez from sunrise to sunset. It is one of only four fully panoramic oceanfront villas out of 250 at the resort.

Locally the villa is known as Hermosa Vista — "beautiful view." The terrace holds a custom private jacuzzi with a disappearing side facing the sea, a gas BBQ, an al fresco dining area and several separate lounge areas, so eight people are not competing for the same seat.

    The All-Inclusive Option

The Villa La Estancia all-inclusive food and drink plan can be added to a stay in this penthouse. It is an optional add-on, not part of the base booking, so you can rent the residence on its own and cook or eat out, or add the plan and have resort food and drink covered for the length of your stay.

This is unusual in Cabo: most all-inclusive rates are tied to a standard resort room, and most private rentals have no all-inclusive option at all. Here the two are separate decisions. Because the villa is booked owner-direct, guests also get a 20% owner's discount on the plan that agencies and listing platforms cannot match.

Rates — per person, per day

    PlanStandardOwner-direct rate
    Adult — with alcohol (25+)$159.00$127.20
    Adult — non-alcohol$129.00$103.20
    Children 4–12$64.50$51.60
    Children 4 and underFreeFree

Rates are set by Villa La Estancia and include tax and service. The alcohol plan requires every guest on it to be 25 or older. The plan runs meal period to meal period. Final pricing is confirmed at booking.

    What's included

    • Breakfast, lunch, dinner and snacks across 14 restaurants at three resorts — Villa La Estancia, Villa del Arco and Villa del Palmar
    • Water, soft drinks, coffee and tea for everyone; cocktails, beer and wine on the adult plan for guests 25 and older
    • Villa del Palmar's nightly themed buffet dinner shows, 6:00–9:30 pm
    • 25% off menu items marked Premium
    • Tax and gratuity included — no running tab and no checks to split

    What's not included

    • Transportation between the three resorts
    • Spa treatments, golf, tours and anything off-property
    • Restaurants and bars outside the participating list
    • The alcohol plan for anyone under 25 — that party member takes the non-alcohol plan

    How to add it

Ask for the plan when you send your dates and party size — it is applied to the reservation with the owner's discount already included, rather than bought separately on arrival. Tell us how many adults are on the alcohol plan, how many are non-alcohol, and the ages of any children so the rate is set correctly.

    The Médano Beach Location

Médano Beach is the two-mile stretch of sand curving along the bay on the eastern side of downtown Cabo San Lucas, facing the Sea of Cortez and looking straight at Land's End. It matters for one blunt reason: it is the only swimmable beach in downtown Cabo San Lucas. The bay shelters it from the open-ocean swell, so the water is usually calm enough to wade and swim in.

Most beaches within reach of town are not like this. The Pacific-side beaches — Divorce Beach among them — carry heavy shore break and strong rip currents and are genuinely dangerous to enter, no matter how inviting they look. The swimmable alternatives, Chileno Bay and Santa María, are calm and clear but sit out along the Corridor and need a drive. If you want to walk out of your door onto sand you can swim from, Médano is the option in town.

Médano is also busy, and that cuts both ways. The beach is lined with palapa restaurants and beach clubs, and vendors work the sand offering jet skis, boat trips, braids and jewellery. Expect to be approached and expect music from the clubs; a polite "no, gracias" is normal and effective. The quieter stretches are toward the eastern end, away from the main club cluster. Conditions do shift with the season and with passing storms, so look at the water and any posted flags before swimming rather than assuming the bay is always flat.

Positioning on Médano is what makes this penthouse work logistically: the marina, the restaurants around it and downtown are all on foot, year round, so a stay here does not depend on taxis for daily life.

    Walkable from the villa

    • Médano Beach — the villa sits on it, no ride needed
    • Médano beach clubs and palapa restaurants along the sand
    • Cabo San Lucas marina and the boardwalk restaurants
    • Downtown taquerías, bars and shops
    • Water taxis and marina-based boat departures

Needs a taxi, shuttle or car

    • San José del Cabo and the Art District (about 30–40 minutes)
    • Corridor beaches such as Chileno Bay and Santa María
    • Todos Santos and other day trips up the Pacific coast
    • Los Cabos International Airport (SJD)
    • Golf courses and most spa-and-resort day passes outside town
    • Villa del Arco and Villa del Palmar restaurants on the all-inclusive plan — transport between resorts is not included

    Best For

    Families

Three bedrooms, four bathrooms and a guest room with two queens keep everyone in one place, on a beach you can actually let kids into.

Groups of up to eight sharing one space

3,000+ sq ft, two king masters, a dining table for eight and a full kitchen work better for a group than three hotel rooms on different floors.

Travelers who want a swimmable beach and a walkable town

Very few Cabo stays give you both. Médano is swimmable and downtown is on foot from here.

Guests who want the option of all-inclusive without a large resort

You can add the resort's all-inclusive food and drink plan to a private residence instead of committing to a standard resort room.

Villa La Estancia 3301 — Questions and Answers

Where exactly is Villa La Estancia 3301?

It is a private penthouse residence inside the Villa La Estancia resort on Médano Beach, in downtown Cabo San Lucas. Médano is the stretch of sand facing the Sea of Cortez and Land's End, and the marina, restaurants and beach clubs sit within an easy walk of the building.

How many bedrooms does the penthouse have and how many guests can it hold?

It has 3 bedrooms and 4 bathrooms across more than 3,000 square feet, and sleeps 8. The two master bedrooms each have a king bed and an en-suite bathroom with a jacuzzi tub and shower, and the guest bedroom has two queen beds with access to a shared bathroom.

Can you actually swim at Médano Beach?

Yes. Médano Beach is the only swimmable beach in downtown Cabo San Lucas — it sits inside the bay, sheltered from the open-ocean swell and rip currents that make most beaches on the Pacific side unsafe to enter. Conditions still change day to day, so check the water and any posted flags before you swim.

Is an all-inclusive package available with the penthouse?

Yes. The Villa La Estancia all-inclusive food and drink plan can be added to a stay rather than being included by default, so you can book the penthouse on its own or with the plan. It covers breakfast, lunch, dinner, snacks and drinks across 14 restaurants at Villa La Estancia, Villa del Arco and Villa del Palmar, plus the nightly theme dinner shows, with tax and gratuity included. Booking owner-direct also applies a 20% discount on the plan, and rates are confirmed at booking.

What can you reach on foot, and what needs a ride?

Médano Beach itself, the beach clubs along it, the Cabo San Lucas marina, the marina restaurants and shops, and downtown bars and taquerías are all walkable year round. San José del Cabo, the Corridor beaches such as Chileno and Santa María, Todos Santos, the airport and most boat departures outside the marina all need a taxi, a shuttle or a rental car.
